G&H was appointed by main contractor Caddick Construction to deliver full mechanical, electrical, and public health (MEP) design and build services. Their work included the integration of rooftop photovoltaic panels, air source heat pumps, and ten EV charge points - each contributing to the building’s high-performance credentials.To further reduce environmental impact, G&H specified and installed 41 eco-cistem™ units across the building - approximately 12 per floor. These innovative cisterns repurpose grey condensate water generated by the building’s air conditioning system, using it to flush toilets instead of drawing on mains water.


Each eco-cistem™ unit features:

  • A patented 18-litre twin-chamber cistern
  • 12-litre upper chamber for grey water storage
  • 6-litre lower chamber for flushing
  • Automatic prioritisation of grey water, with mains backup only when needed

This smart reuse of condensate water ensures consistent flushing performance while dramatically reducing freshwater consumption.

“The eco-cistem™ units are an ideal way to harness the grey condensate water produced by the air conditioning system,” says David Davis, Pre-Construction Director at G&H. “Using our bespoke calculator, we modelled annual condensate output, flush frequency, and water costs. The result was a projected return on investment in under three years - while supporting the building’s sustainability goals.”
